Astoria Senior Living at Tracy is Agemark’s first Astoria community. Located just a short drive away from San Francisco, a fast-growing Central Valley community, Astoria Senior Living at Tracy offers nurturing assisted living and specialized memory care.
Life at Astoria is active, engaging and fun. While support and assistance are available, it’s our personalized, resident-focused family approach to daily life that empowers our residents to thrive. We provide as much (or as little) support as they need to remain active, independent and in control of their own lives – along with lots of unconditional love.

Tracy has the friendly feel of a small town complete with a quaint downtown and vibrant arts and entertainment scene – right in the middle of it all is Astoria! We’re located in a lovely residential neighborhood across the street from Merrill F. West High School, which supplies an abundance of energetic student volunteers who love spending time with our residents.
Our great location provides residents with plenty of opportunity to connect with the local community – and we do! It’s common to see us out and about at local restaurants, cultural attractions and of course, the West Valley Mall.
Residents stay busy at home too. Our signature LifeCycles whole-person wellness program ensures residents are always enjoying activities, and engagement that embodies the four dimensions of wellness. Each day residents enjoy a host of family events, music programs, fitness classes, card games and weekly baking or art projects. Outside, they love spending time in our courtyard enjoying the pleasant California weather or practicing their golf swing on our putting green.
Three neighborhoods, one family home.
Our Mediterranean-style residence fits right in with the local color. Astoria Senior Living at Tracy consists of three distinct neighborhoods, one offering assisted living, two offering specialized memory care. Residents live in neighborhoods that best meet their needs and interests.
Astoria Place is our assisted living neighborhood. It is the perfect choice for more independent seniors who need some help with the activities of daily life. From everyday chores to personal care, attentive staff provide individualized assistance with warmth, respect and genuine affection. Through its spacious entry, you’ll find residents watching the bright fish in our ten-foot aquarium or chatting over coffee at the soda fountain. Natural light filters down from the high clerestory windows in the dining room, and down the hall there’s a special play room for visiting children. Other features include a cozy fireplace lounge and inviting common areas. In the courtyard there are well-tended flowerbeds, strolling paths, a gazebo, fountain and even a putting green.
The Gardens offers specialized care for those with progressive memory loss. Compassionate caregivers are trained to understand the unique needs of people with Alzheimer’s and other memory loss conditions. To maximize comfort and individual attention, The Gardens is divided into two smaller areas of suites, each with its own living and dining rooms. There’s also a fireplace lounge, resident kitchen and a secure courtyard with lush landscaping, pretty flowers and strolling paths for the enjoyment of residents and their families.
The Villa offers personalized memory care in our most intimate setting. A stand-alone residence of just ten suites, The Villa provides a truly home-like environment. A higher staff-to-resident ratio provides the ultimate in individualized attention. There are two dining rooms, one for each side of five suites, where freshly prepared meals are served family style. The Villa also features an open gourmet kitchen, beautiful living areas, a library, fireplace and wonderful gardens and courtyards for the exclusive use of Villa residents and their families and guest
At Astoria, we treat residents like family. And that’s a promise that also extends to their families. We know it’s difficult for families to admit that living in a community is a better option for their loved one than living at home. But at Astoria, we find most residents adjust quickly and often say, “I wish I moved here sooner!”
Families can be assured we will do all we can to make them an active partner in the care of their loved one because we find that by including families in activities, events and services, they have more opportunities to enjoy and appreciate each other.
